Bad news first: you're probably not buying in Nozawa Onsen. The village almost never lists a house, and the odd one that does gets snapped up before you've found your towel for the bathhouse. The good news is down the hill. Iiyama, Kijimadaira and Iizuna are full of big old farmhouses with roofs built for proper snow, mostly 15 to 30 minutes from Nozawa's gondola and at a fraction of the village price. The trade-off is simple. You'll need a car and nobody's stumbling home from the bars on foot, but you get heaps more house for your money and room for the whole crew.

Nozawa Onsen has what many ski destinations try to manufacture: a real village, a long-established hot-spring culture and a substantial mountain rising directly above it. Narrow lanes connect traditional inns, restaurants and thirteen public bathhouses, while the moving walkway and gondolas link village life to the slopes.

Its appeal extends well beyond skiing. Festivals, farming, mountain biking and a strong local identity keep Nozawa from feeling like a seasonal resort. That character also makes property scarce and central locations highly sought after.

Through the seasons

Spring brings late snow on the upper mountain, cherry blossom and brilliant yellow fields of nanohana around Iiyama. Summer is increasingly active, with downhill biking, hiking and village festivals. Autumn is quieter, with cool walking weather, coloured forest and harvest produce. Winter remains the centrepiece: a large ski area, atmospheric streets and steaming public baths, followed in January by the dramatic Dosojin Fire Festival.

Food and drink

Nozawana, the leafy green traditionally pickled in local households, is the village's defining flavour. You will also find handmade soba, oyaki dumplings, mushrooms, mountain vegetables and onsen eggs cooked in hot-spring water. Small bars, cafés and breweries have added variety without erasing the village's traditional food culture.

Owning a home

Central properties offer the dream combination of walking to lifts, restaurants and baths, but often come with narrow access, limited parking and little space to store cleared snow. Buildings can be tightly packed, so boundaries, access rights and roof-snow direction need close attention.

Homes on the village edge and in nearby communities may be better value and easier to maintain, though they trade away some walkability. Renovating an older minshuku or lodge can create generous accommodation, but commercial-scale kitchens, fire-safety obligations and ageing services can turn a bargain into a major project. In every case, arrange dependable snow clearing before completion.
