Shiga Kogen is one of Japan's largest interconnected ski areas, spread across a high plateau within Joshin'etsukogen National Park. Its altitude supports a long winter season, while the linked zones range from gentle cruising to steep Olympic terrain. There is no single town centre; accommodation and services are distributed among small resort clusters.

The setting is the attraction: mountain lakes, subalpine forest, wide views and nearby hot-spring towns. Buyers should understand that Shiga Kogen itself is a protected, accommodation-led resort area rather than a conventional residential market.

Through the seasons

Spring skiing can continue at the highest areas after blossom has appeared in the valley. Summer brings cool hiking among wetlands, ponds and peaks, plus cycling on the mountain roads. Autumn arrives early at altitude and gradually moves towards Yamanouchi's orchards. In winter, linked lifts and shuttle buses open up a vast selection of terrain, although weather and road conditions can make travel between sectors slower than the piste map suggests.

Food and drink

The surrounding Shinshu region supplies excellent soba, apples, mushrooms, grapes, miso and sake. Mountain hotels tend to provide the bulk of dining on the plateau. Lower down, Yudanaka and Shibu offer more independent restaurants, while nearby Obuse is celebrated for chestnut sweets and small-batch sake.

Tourism around Shiga Kogen

The town behind Shiga Kogen gets more international visitors than its size suggests, thanks to some extremely famous monkeys. Jigokudani's snow monkeys bathe in their hot spring all year, but the winter photo is the one the world knows, and it pulls tour buses from December to March. Add Shiga Kogen's huge high-altitude ski area, with a season into May, and the old onsen streets of Yudanaka and Shibu, and winter is packed. Summer is Japanese hikers and the cool plateau. For a short let, the sweet spot is Yudanaka and Shibu in winter, with the monkeys and the onsen on the doorstep. Up on the plateau, the hotels dominate.

Owning a home

Conventional freehold homes are scarce within the national-park resort zone. Stock is more likely to involve hotels, lodges or other commercially operated buildings, and land-use restrictions or non-standard tenure can apply. Specialist legal and planning advice is essential before treating a building as an ordinary holiday home.

For many buyers, Yudanaka, Shibu or another part of lower Yamanouchi is the practical alternative. These areas provide shops, rail access and a genuine residential community, with the ski plateau reached by car or bus. Whichever location you choose, investigate winter road clearing, parking, heating, water systems and recurring management charges.
