Minakami combines an unusually quick rail connection from Tokyo with a landscape that feels properly mountainous. The wider town stretches north from Jomo-Kogen Station through river valleys and hot-spring settlements to Tanigawa-dake and the snowier ski areas near the Niigata border.
It is one of Japan's best genuine four-season adventure bases. Winter brings a choice of ski hills; the snowmelt powers famous rafting and canyoning; and summer hiking gives way to some of the Kanto region's earliest and strongest autumn colour.
Spring begins with skiing at altitude and powerful white-water rafting as the snow melts. Summer adds canyoning, kayaking, camping and hiking beneath Tanigawa-dake. In autumn, colour descends from the high ridges into the valleys and orchards enter harvest season. Winter conditions vary sharply by location: the northern end of Minakami can receive exceptional snowfall, while southern neighbourhoods are easier to manage and remain closer to the Shinkansen.

Local menus make good use of maitake mushrooms, mountain vegetables, river fish and Gunma pork. The prefecture is also known for wheat noodles and konnyaku, while orchards around Minakami produce apples, grapes and other fruit. “Dam curry,” plated to resemble one of the area's dams, is a playful local speciality. Several breweries and small producers use the region's clean mountain water.
Minakami is Tokyo's outdoor playground, and it shows in the busiest domestic score of the Gunma and Niigata markets. In spring the snowmelt turns the Tone River into some of Japan's best whitewater, and rafting, canyoning and bungee keep the weekends full from April to autumn. Then come the onsen, Tanigawa-dake's hiking, and skiing at Tenjindaira, Hodaigi and the rest once the snow arrives. A handful of the outdoor companies are run by Kiwis and Aussies, which is where the modest international score comes from. For a short let, Minakami is a year-round weekend market: Tokyo is just over an hour away by Shinkansen, so think Friday-to-Sunday bookings in every season, not one big winter.

The odd Aussie has found it.
Minakami's size creates very different ownership experiences. A home near Jomo-Kogen or the southern valley is convenient for supplies and Tokyo access; a property near Tanigawa, Takaragawa or the northern ski areas offers more snow and atmosphere but requires more winter work.
Check the precise snowfall and sunlight at the property, not just the town average. Narrow approaches, private roads, steep plots, wells and septic systems are common considerations outside the centres. Older resort villas may have communal road or water charges. For regular weekend use, drive time from the interchange and the last kilometre in a snowstorm can matter more than straight-line distance to a lift.
Half the ski homes listed here ask between ¥5,975,000 and ¥14,050,000, and the middle of the market sits around ¥10,900,000.
4 are within about 15 minutes’ drive of a ski area, and every one within 30 minutes, measured along real roads to Norn Minakami, Mt. T and Hodaigi and their neighbours. Every listing shows its own drive times on the Powder Zone map.

Yes. Japan has no general restriction on foreigners buying houses or land, and you do not need to live there. Our guide to buying a ski home in Japan walks through the process and the costs on top of the price.
