Tateshina is a high plateau in the middle of Nagano: birch woods, small lakes and wide skies between Mount Tateshina, the northern Yatsugatake and the meadows of Kirigamine, most of it above 1,400 metres. Tokyo has kept its summer houses up here since the 1960s, and the ski areas grew up beside them: Blanche Takayama above Nagawa, Shirakaba Kogen Kokusai and Shirakaba 2in1 by Lake Shirakaba, and Kurumayama on the Kirigamine side.
That history is what makes it interesting to a buyer. Much of what is for sale is in villa estates, cabins and log houses built for summer weekends and sold on now by a generation that no longer uses them, often cheaply. The skiing is family-sized rather than big-mountain, the snow is cold and dry, and Tokyo is under three hours away.
Summer is what the plateau was built for: it stays cool when the cities below are sweltering, and the estates fill with families from Tokyo. The Kirigamine meadows bloom in July, the trails up Mount Tateshina and the Yatsugatake open up, and the lakes are for walking and boating. Autumn comes early and bright at this height. Winter is cold, clear and drier than the Northern Alps: the resorts lean on snowmaking at the start of the season, and the snow they hold is light and squeaky. Spring is slow to arrive up here, but every six years it brings the Onbashira festival to Suwa's shrines below, with the next in April and May 2028.
This is Shinshu soba country, and the plateau's restaurants and the old post towns below serve it hand-cut. Chino is one of Japan's centres for kanten, the agar made by freeze-drying seaweed jelly in the winter cold, and it turns up in sweets and savoury dishes alike. Suwa's breweries make some of Nagano's best-known sake. Venison from the surrounding hills, highland vegetables and the bakeries and cafés that serve the summer crowd round it out.
Tateshina is Tokyo's summer house, and both scores are low because visitors mostly own or rent their own place rather than check in somewhere. The plateau fills in July and August, when families escape the heat for the lakes at Shirakaba and Megami, the meadows of Kirigamine and the trails up the Yatsugatake. Winter is quieter, with family skiing at Shirakaba and Blanche Takayama and very little international crowd. If you're thinking about a short let, the season is summer, and short: think a busy six to eight weeks around the school holidays. Check the estate's rules first, too; some don't allow short lets at all.

Read the estate before the house. Most villa estates are run by a management company that maintains the roads, often supplies the water, and clears the snow, and charges a yearly fee for it. Ask what the fee covers, what it has been over the past few years, whether water and drainage come from the estate, and whether the roads are cleared in winter or only in season. Some estates were built for summer only, and a house that is fine in August may be hard to reach in January.
The cold is the other question. Winter nights here go well below freezing, so check the insulation, the heating and how the pipes are protected; an empty house needs draining down or heating through the winter. Many of the cheapest cabins are older and simply built, so budget for repairs. If you plan to let the house, check the estate's own rules as well as the town's: some estates restrict short lets.
